What is the conveyance pack?
It is a collection of documents that relate to the land or property that you have requested.
An important point to note is that all properties and title numbers are different and the number of available conveyance documents can vary from property to property.
We will always send you what is available for each property but we are unable to guarantee the number of documents that you will receive with your order of the conveyance pack.
What can I find in the pack?
The following documents could be included if they are available for your property or land.
Lease Deeds
A lease contains the terms and conditions of the leasehold agreement - however, the document is not proof of current ownership - that is what the Title Register is for.
Transfer Deeds
The transfer deed is a legally binding document that transfers ownership of a property.
The transfer document is registered at the Land Registry and allows them to effect the transfer of the title.
Conveyancing Deeds
A conveyance deed is another legal document that transfers ownership of land or other property from one person to another.
Property transactions are not complete till a conveyance deed has been completed and is registered.
Charge Documents
Generally speaking - a charge document is a legal interest in a property. This is usually used to secure debt - typically a mortgage is used to buy a property or land.
A charge document gives the lender i.e. the bank certain rights over the property - this could ultimately mean that they could sell the property if the borrower or property owner is unable to.
You can also find other documents such as declarations and grants. or every conveyance pack order - we deliver everything that is available on the official record.
