So you have placed your order with Land Registry UK and received an email to let you know that there is a pending application in progress against the property you are looking for.
What is the pending process?
Simply put - a pending process means that the details of the registration or property are subject to change. This generally means that details of ownership are being updated.
How long does the process take?
Is it estimated that HM Land Registry receive approximately 18,000 requested changes to the official record every day so it can take some time for changes to take effect.
It is common for your name not to appear on the Land Registry for some time after you have moved into your new property or requested changes to the register.
HM Land Registry keeps an updated processing time guide on their website. You can use the following link;
So.. What’s Next ?
OPTION 1: You can complete your order by receiving backdated copies of the documents you have ordered. This means that the details on these documents will offer the current view of the property before any changes and updates are made.
OPTION 2: You can wait to be notified of the completion of the pending registration. We securely store your details and will then email your documents as soon as they become available.
As a final note - we are unable to comment on the nature and content of any pending application. You should contact the HM Land registry directly with any questions you have.
