Or you may have questions about the contents of your documentation. Some of the information may be incomplete or outdated.

Why is land unregistered

                

Simply put - Unregistered property is land or property that isn’t registered with the Land Registry. There is no public record of who owns the property.


Since the 1990’s It has been compulsory to register properties upon change of ownership, or the property being mortgaged. 

It is thought that around 15% of all properties in England and Wales are unregistered.) This is because they have been owned since before 1990 or have not been mortgaged or changed ownership.

When you order documents from us - we access the official record to check registrations. We are able to show you a map of your area that shows which areas are registered.

The properties that are registered are shaded as red areas. With these plots, we can confirm the address and title numbers. For unregistered land - there is no shading and therefore no details.


If this is the case with your property - we will email you to let you know that no documents are available at present and can issue a refund of your order.


How to register property


‘By completing forms from the Land Registry - you can begin the first registration process that will register the property on the official record.’ 


‘This process can take several weeks or even months depending on the details and complexity of the application.’


                        

How to update your details


Upon receiving your documents - you may want to make changes or updates to the official register. This could include adding someone to the deeds or if someone has passed away.
